Croydon North proves popular as properties sell at top prices

The five-bedroom home at 3 Paddlewheeler Pocket, Croydon North sold for $880,000 on June 4.

BUYERS are flocking to the outer-east suburb of Croydon North drawn to property sizes, prices, and proximity to schools, according to local agents.

Two recent sales in the suburb proved its popularity, achieving hot results despite the cooling weather.

Both sales topped the Croydon North median house price of $715,000 according to CoreLogic.

A five-bedroom home at 3 Paddlewheeler Pocket sold for $880,000 at a wintry auction on June 4.

“It was in the rain and the fog, but it didn’t dampen the buyers’ spirits at all,” said Carter Real Estate director William Lyall.

“It might have removed one or two spectators, but if anything it made the bidding quicker. We had a good supply of umbrellas on hand, too.”

Three young families competed for the property, according to Mr Lyall, and after he called for a start at $790,000 the bids rose quickly.

“The three bidders fought it out right up until the home sold under the hammer at $880,000,” he said.

“The vendors were delighted.”

It also marked the end of a lengthy house hunt for the Croydon-based buyers, according to Mr Lyall.

“They had been looking for a while, and missed out on a couple of homes so it gave them the motivation to push for this one,” he said.

Mr Lyall added that an increasing number of buyers were being attracted to the area.

“Croydon North has been a bit of a sleeper, but now people are recognising the value of it,” Mr Lyall said.

“Numerous people who came through this property said they hadn’t considered the area before but would now, which is a positive for Croydon North.”

According to Mr Lyall, properties along and around Nangathan Way were seeing particularly good results, due to their typically larger proportions and proximity to schools.

“The buyer demographic is often families with primary-school aged children, with parents thinking about where secondary school will be for them,” he said.

More-than-million-dollar sale in Ireland St, Ringwood, tops reserve by $180,000

The property at 10 Ireland St, Ringwood sold for $1.28 million on June 11.


TWO super sales in the Ringwood area have topped $1.2 million recently as family buyers push top prices.

A young Ringwood family won out against developers at an auction for a block in the suburb on June 11.

The property at 10 Ireland St sold for $1.28 million under the hammer.

A crowd of around 60 braved the wet and windy weather as the local family competed against two other bidders, both developers, according to Carter’s Jessica Clarke.

“We called for an opening of $950,000 and got a $1.1 million start, which meant we’d hit reserve,” Ms Clarke said.

“Things became pretty competitive from there on.”

Ms Clarke said sale was a strong result.

“We’d sold a number of properties on that street but we still didn’t know how it would turn out on the day,” she said.

The 998sq m block included an original weatherboard house in poor condition. Ms Clarke said the site would soon hold the family’s dream home.

“The location meant a lot to them,” she said.

“I think the pull of the location was so much so that they outbid the developers, which doesn’t often happen.”

The property had been owned by the vendor since the early 1980s, she added.

“She was absolutely rapt,” Ms Clarke said.

According to Ms Clarke, the block’s family buyers made for a change of pace in the area’s development-driven property sales.

“It’s different when you’re putting a sold sticker on with a family,” she said.

“And when you’re introducing a family to the vendor. She was of course happy to have it sold either way, but was very glad to see it go to a family who’ll build their home on it.”
