Rent Determination - How Much Rent Will My Property Attract? One of our experienced property managers will undertake a thorough inspection of your property and provide you with a market appraisal. We achieve optimum rent for your property by knowing the market, monitoring it continually and reviewing your rent to market levels periodically.
How Will You Market My Property? As soon as we receive the signed Leasing and Managing Authority, we begin to market your property. We promote it on numerous internet sites, conduct open for inspections, private inspections and organise signage. During all our inspections, one of our trained property managers is present and all prospective tenants are asked to provide photographic identification before entering the property.
How Will You Select The Right Tenant? Once tenant applications have been received we use a stringent tenant selection process. All prospective tenants are thoroughly screened by following up references, employment details, previous property managers and the National Tenancies Database. Our findings, together with our recommendation, are provided to you for consideration and enable an informed decision when choosing a tenant.
How Do I Receive My Rental Income? Once a tenant is approved, we collect the first month’s rent and a security bond which is usually equivalent to one month’s rent. Rent is then collected one month in advance. We account to you promptly with payment directly into your bank account.
Protecting My Income - What Happens If The Tenant Is Late With Their Payments? This is an important role of a property management service and we pride ourselves in our detailed screening process which minimizes arrears from the start. If a tenant defaults, arrears are kept to a minimum with our very strict adherence policy. We produce a daily arrears report and follow up tenants by phone, letter, email or text. Tenants who are in arrears are monitored daily until rents are collected.
How Often Can You Do Inspections? The Residential Tenancies Act allows two routine inspections per year. All rental properties under our management are inspected initially at three months from lease commencement and then every six months. After every inspection, we’ll provide you with a written report including photographs and details of any maintenance issues.
What Happens If There Are Maintenance Issues? Carter Property Management has systems in place for tenants to report issues and for repairs to be made quickly so that your property stays in good shape. Emergency repairs are only completed at our discretion if we cannot contact you. We use trusted trades people who work on all the properties we manage and any requests for maintenance are documented and monitored. Alternatively, we are happy to use trades people requested by you.
What Are The Fees and Charges When I Use A Property Manager? Our fees and charges are deregulated and subject to negotiation, although generally centre around 7.7% inc GST for management fees and 4.4% inc GST for leasing fees.
Management fees cover the day-to-day management of your property including rent collection, maintenance issues and inspections. Leasing fees incorporate the tenant selection, lease documentation and a detailed condition report including photography.
Marketing is an additional charge of $140 inc GST. All other costs are as incurred.
